Nashville Shores, the largest waterpark in Middle Tennessee, has officially changed ownership. According to newly filed deed records, Nashville Shores Holdings LLC sold the popular Percy Priest Lake attraction to EPR Parks Nashville for just under $12.1 million.
The sale covers the entire operation. Deed documents specify that the purchase includes all pools, slides, rides and attractions on the property, meaning the waterpark is set to continue operating under new ownership rather than being redeveloped piece by piece.
The buyer, EPR Properties, is a major national investment firm with roughly $7.1 billion in holdings spread across 335 properties in 42 states and Canada. The company already has a notable footprint in the Nashville area. Its local portfolio includes the Margaritaville Hotel on 5th Avenue South and the TopGolf location on Cowan Street. EPR also owns the AMC Theatre in Franklin and the Regal cinema at Street of Indian Lake in Hendersonville, giving it a broad presence across Middle Tennessee’s entertainment and hospitality scene.
Nashville Shores has been a staple of summer recreation in the area since it opened in 1998. Located along the shores of Percy Priest Lake, it has long drawn families and tourists looking to cool off with water slides, wave pools and lake access during the hot Tennessee summers.
It is not yet clear whether the new ownership plans any changes to operations, pricing or park offerings going forward. For now, the sale marks a significant shift in who controls one of Nashville’s most visited seasonal attractions.
